With a Heat only Boiler 39 POINT INSPECTION With Full Strip Down we...

CHECK

  • Check Room thermostat  batteries.

  • Check/ lubricate fan bearings.

  • Check condition of burners.

  • Check condition of heat Exchanger.

  • Check for water leaks.

  • Operation of all safety controls.

  • Check Pumps for        Leaks, Noisy , Amperage.

  • Condensate pipe lines clean if needed.

INSPECT

  • Gas piping for pressure tag and certification , bonding & Correct size.

  • Exhaust and air intake is correct, materials used, Size and vented correctly & correct slope.

  • Flame Picture is correct.

  • Boiler / Controls  wiring, loose, worn.

  • For Paints flammable chemicals in same area as boiler.    

TEST

  • Exhaust fan motor amps

  • Delta T Heat rise across supply and return.

  • Burner Flame sensor take results record.

  • Safety Controls NTC , overheat, flue sensor 

  • Ignition (Condition &  ohms ) Change if needed.

  • Condensate Pump

  • Gas Analyzation  High and Low (Emissions / Efficiency and tests for Defective heat Exchanger.)

  • Carbon monoxide alarm

  • Boiler water Glycol Percentage 35%

  • Boiler water PH Levels should be 8.5

  • Test alkalinity Level should be 140-700 PPM

  • Boiler water Iron Levels 2ug/L or less

  • Boiler Water TDS 2000PPM 

  • Total water Hardness 0.01 to 2.0PPM 

CLEAN

  • Boiler Filters Including Mag filter.

  • Flame Sensor / Ignition rods.

  • Burners 

  • Clean strip Fan if needed.

  • Fire Side Heat Exchanger clean, brush, Flush, Descale with Vinegar condensate.

  • Condensate trap, and pipework.

  • condensate pump.

  • General wipe down. 

IDENTIFY

  • System Breaker switch

  • Make model and serial Number of Boiler add to profile.

  • Age of Boiler

  • Any Infractions of the Gas safety code.
